LANDLORD PROTECTION INSURANCE


This policy is designed to assist landlords who provide social housing to Local Authorities and Registered Housing

associations within the United Kingdom, in the pursuit and defence of certain legal rights. An abridged summary of

benefits, conditions and exclusions can be found in FAQs which should be read first but the full details are included in the

policy wording which you should then read. Even so, a brief summary of benefits is:

Rent Guarantee - You are covered for rent owed by a Tenant or a Guarantor under a Tenancy Agreement in

relation to the insured property up to the maximum amount payable, where the insured event occurs and is

reported during the period of insurance and you, where appropriate, are pursuing a claim against the tenant to

evict them from the insured property.

Cover is up to a rent of £2500 per month based on the terms of the tenancy agreement for a maximum of 12

months.

Limited Tenant Reference Requirement

The identification of the Tenant need only be verified using at least one of the following:

a) Full birth certificate;

b) Passport;

c) Driving licence;

d) National Insurance Number (if shown on other documents);

e) Biometrics ID and a residence permit or certificate/documentation issued by the Home Office and

indicating permanent right of residence in the United Kingdom.

f) The occupier of the insured property named in the tenancy agreement as the tenant and who has

received a tenant reference confirming that he/she can, solely or jointly with another tenant or other

tenants, afford to cover the cost of the rent in full.

Tenant Mediation and Eviction

What is insured:

You are covered for Advisers’ Costs to pursue Legal Actions for:

a) Mediation with the Tenant (and Guarantor if required) to resolve breaches in the Tenancy Agreement

relating to the rightful occupation of the Insured Property – maximum cover £330.

b) Eviction proceedings against a Tenant to recover possession of the Insured Property where the Tenant

fails to perform his obligations set out in the Tenancy Agreement relating to the rightful occupation of the

Insured Property, including pursuing cost recovery of dilapidations unless the missing or damaged items

were not contained within a Dilapidations Inventory.

Policy Excess - NIL

This insurance covers only the one rented property shown on the policy schedule which is attached to the policy and which

details the cover that has been purchased in respect of the tenant(s) named on the applicable tenancy agreement; a 90 day

exclusion from the policy start date will apply where a tenant(s) has been resident prior to the policy application unless you

had continuous previous insurance.
